Clauses About Policies
Clauses about policies or house rules are stipulated in the tenancy agreement or verbally given. Landlords impose policies which they deem best to protect or keep the property in good condition. House rules can vary from the reasonable to the unreasonable ones such as not having pets or not owning water-beds. For the most parts, damage of property by pets or water-beds is unlikely, hence, landlords may stipulate what kind of pets are allowed or collect extra charge.

To prevent public nuisance, landlords may also limit the number of visitors and set curfew limits. These policies may be favourable in student homes where occupants require the needed privacy and peace. But they may be unreasonable in apartments, where families are likely to hold dinners, have babies and children, or pet dogs.
Landlords must carefully decide which policies to impose, and tenants must study the landlord’s house rules, whether they are written or verbally stated.
