The rent contract determines who must shoulder repair costs and to what extent. Both tenant and landlord must agree to fair and unbiased terms. If the space for rent is hardly liveable or usable and needs so much repairs, let the landlord shoulder the cost. Otherwise, find another property to rent. In case when damage is incurred during tenancy, you may need to pay for them especially if you caused the damage. Most landlords collect deposits to cover unpaid rents, as well as periodic repairs and maintenance needed to correct ordinary wear and tear.

For remodelling, which are unnecessary yet desirable (tenant’s preference), you might have to pay the total or a portion of the cost. In this instance, check the contract or ask the landlord if it is okay to make alterations to the property.
