Landlords and tenants are parties to a legally binding contract or tenancy agreement. Hence, they must be of appropriate age. Both must also be capable of fulfilling obligations as stated on the written contract, as well as those stipulated in verbal agreements. Both must adhere to applicable laws, even those beyond the tenancy agreement.

Included in this obligation is the need to perform the necessary repairs and maintenance to keep the rented property habitable. On the other hand, the basic obligation of a tenant is to render timely payments, take good care of the property as if it were his own, and live in full harmony with the rest of the community members.
