Zoning Ordinances
Zoning ordinances are police power rights, which give governments the authority to control new property development. Zoning refers to a land use regulation device that is especially employed in developed countries. It is based on mapped zones separating one set of land uses from another. However, apart from being used to regulate the use of land, zoning may also regulate building height, lot coverage, or a combination of these.

In the United Kingdom, the local government regulates land use and new building development using a town and country planning system that includes development or planning control. Development plans are formed and then the public is consulted. Every development requires a permission, which is granted according to the acceptability or viability of the development plan. So far, there are 421 Local Planning Authorities (LPAs) in the UK that are usually local borough or districts. County councils in non-metropolitan areas deal with the development of mining, as well as minerals or waste disposal matters. Meanwhile, the National Park Authority determines planning applications within their jurisdiction.
